Dear Neighbor,

On behalf of the Fairfax Station Homeowners Association, welcome to our community. We are delighted that you have chosen to live here and look forward to meeting you.

We take great pride in the appearance of our homes and the common grounds set aside for us to enjoy and trust that you do as well. A key component of our success has been commitment to proper property maintenance and appearance standards. We would like to share this information with you in order to gain your assistance in promoting these values.

Although your responsibilities for maintaining the owner’s property may be defined by the terms of your rental contract, we ask you to become familiar with the restrictive covenants. The following documents contain the information you need and are easily accessible on our website, www.fshoa-va.com, listed under “Renters”. There you will find reference to the Association’s Declaration of Covenants, Conditions and Restrictions (Declaration) and the Architectural Guidelines respectively.

Article VI of the Declaration outlines the Restrictive Covenants. The following is intended as a brief overview. For the complete text of the applicable restrictive covenant, see the section cited at the end of each entry on the list.

  • Residence shall not be used for the conduct of business. (Section 1)
  • Except those related to real estate sales and construction, no sign, advertisement or message shall be displayed or published which offers or implies commercial or professional services.
  • An illuminated sign or a sign larger than two square feet are not permissible. Only temporary signs not more than four square feet advertising property for sale or rent are permissible. (Section 1 and 5)
  • Clothing, laundry, or wash shall be aired or dried except in the rear of the yard. (Section 2)
  • Landscaping should not be planted or maintained in a manner to obstruct the sight lines of vehicular traffic, proper drainage and operation of any septic field. (Section 3)
  • Noxious and offensive activity shall be carried on upon any Lot. (Section 4)
  • Property owners, shall, at all times, maintain their property in good repair and in a state of neat appearance. (Section 5)
  • Trash and garbage containers shall not be permitted to remain in public view except on days of trash collection. (Section 7)
  • Fences, storage sheds, or similar enclosure may only be built after obtaining approval of the Architectural Review Board. (Section 10)
  • No junk vehicle, house trailer, or commercial vehicles shall be kept on any Lot. In addition, boats, boating equipment, travel trailers, camping equipment, or recreational vehicles shall not be stored where it is visible from the street. (Section 12)

In addition to the Restrictive Covenants, you should be aware of the parking restrictions of Section 2 of Article VIII of the Declaration. In summary, parking on a common drive (pipe stem) is prohibited anytime except for delivery or emergency vehicles unless all of the owners of the adjacent to the drive agree upon other parking limitations.

You may also wish to speak to the owner about these policies and community expectations. The owner is aware that any deficiency can result in the Association taking action to remedy the situation.

We also encourage you to review the site for upcoming meetings, events and gatherings that may be of interest to you and your family. You may also choose to join one of the Association’s volunteer organizations – a great way to meet your new neighbors and develop friendships.
